HVAC Maintenance on your part will keep your unit free of the dust, dirt, and debris that will naturally build up over time. This will reduce wear and tear, increase the efficiency of your unit, and reduce your energy costs. 

SAFETY FIRST: REMEMBER TO SHUT OFF THE POWER TO YOUR AC UNIT BEFORE PERFORMING ANY MAINTENANCE.

Recommended periodic maintenance items include:

  • Monthly
    • Change your filters. Keeping your AC system and ductwork free of dust will help it to run with optimum efficiency. Additionally, according to the Mayo Clinic it helps to reduce allergens in your home, creating a healthier environment for you and your family healthy.
  • Seasonally
    • Examine your outdoor unit and alert a professional at Carr if you spot suspected damage.
    • Removing twigs, leaves and other debris from within and around the outdoor unit (condenser and compressor).
    • Hose off the exterior of the unit using a gentle spray setting to remove dirt, dust, and lint from the cooling fins.
    • Bent fins can be straightened using a common household butter knife.
    • Clean the evaporator drain. This is typically a 3/4″ PVC pipe which drains outside near the condenser unit. Use a wet/dry vac to suck out algae and mold build-up that may be clogging the drain.
    • Examine your indoor unit and alert a professional at Carr if you spot suspected damage.
    • Examine the condensation pan.  If it appears to be collecting excessive amounts of water, this means that your evaporator drain is likely clogged. A clogged drain can cause flooding or if your unit is equipped with a drain float, your unit may shout down entirely.
